Your first year on a lifestyle block is about learning the property and fixing the essentials. Here is a practical checklist.

First 3 months

- **Walk every boundary.** Note broken fences, missing posts, or sagging wires.

- **Locate your septic tank and disposal field.** If you do not know where it is, a septic contractor can locate it.

- **Check your water tank levels, gutters, and pump.** Note any unusual noise or pressure issues.

- **Identify drainage issues.** Walk the property after rain and mark wet patches.

- **Check buildings and sheds** for water entry, drafts, or pest access.

Months 3–6

- **Service the septic system** if it has not been done recently.

- **Clean gutters and tank inlet screens** before autumn leaf fall.

- **Repair or replace boundary fences** before bringing stock on.

- **Check and clear all drains and culverts** before winter.

- **Get a pump and water system check** if pressure is inconsistent.

Months 6–12

- **Plan winter readiness** — firewood, access tracks, and drainage.

- **Book tree work** for autumn or winter when arborists are less busy.

- **Review your water storage** before the next dry summer. Consider increasing capacity if you ran low.

- **Establish a maintenance schedule** for septic, gutters, drains, and fences.

Ongoing

- Keep a simple property diary — when the tank was pumped, when the pump was serviced, when fences were repaired.

- Build a list of trusted contractors before you need them urgently.

- Walk the property after every major storm.

- For tree work at height or near power lines

- For earthworks or drainage beyond minor maintenance
